County deal is third in recent months for SVN | Commercial Advisory Group
Tony Veldkamp, CCIM, a Senior Advisor with SVN | Commercial Advisory Group, has successfully closed a $4.4 million deal for a freestanding office building at 616 67th Street, Bradenton, FL. This transaction is one of several that Veldkamp has helped facilitate with Manatee County recently.
Built in 2004, the single-tenant office building spans more than 17,000 square feet. Veldkamp worked directly with the Manatee County Property Acquisition Division, and represented the seller, BZ, LLC.
District 3 of the Manatee County Sheriff’s Office has been leasing the building, which has proved ideal due to its location and ample square footage. “This building was constructed originally for a college, so it has spacious rooms,” said Veldkamp. “It offers quick, easy access to I-75. Also, the design accommodates a future expansion of up to 4,000 square feet if that’s ever necessary.”
When the owner asked Veldkamp to sell the property, he immediately thought about approaching Manatee County to buy it for the District 3 Sheriff’s Office.
“The county’s Property Acquisition Division is great to work with, so I said, ‘Let’s see if the Sheriff’s Office would like the county to buy the building for them to remain in,” he said. “They were interested, so we put a deal together and the property never even went to market.”
Veldkamp’s recent deals with Manatee County also include acquisition of 1.25 acres in Palmetto and a 20,000-square foot office building in Bradenton for the Public Works Department.
“I’ve always enjoyed a good working relationship with Manatee County, which I really appreciate,” said Veldkamp. “Having multiple deals here has helped establish us as a strong presence in this county. We look forward to many more opportunities.”
