New building on Heritage Pass contains multiple tenants

Davenport, Fla. – A pair of Senior Advisors at SVN Commercial Advisory Group has successfully closed the sale of a multi-tenant retail property for $8 million. The property at 942 Heritage Pass, Davenport, Fla., is newly built, containing tenants who are still finishing up their interior build outs.

Davenport Legacy Investment Group, LLC, was the buyer, represented by Matt Fenske and Tony Veldkamp, CCIM, of the Sarasota-based commercial real estate firm. The seller of the property is Rave Commercial Legacy, LLC, based in Tampa.  

“The buyer is an investment group whose principal is a repeat client of ours, so we were very glad to find this property,” said Fenske. “We were actually able to present this opportunity to our client and go under contract before the property was widely marketed.”

Fenske and Veldkamp have helped the investment group and its partners purchase multi-tenant retail buildings in Englewood, Sarasota, Bradenton and Riverview. Another is under contract in Apopka.

Tenants at the commercial property are Orlando Health, Another Broken Egg Cafe and Encore Nails.

The property is in Polk County, less than 20 minutes south of Walt Disney World and just across I-4 from ChampionsGate. “Given that the location is close to so many amenities and popular attractions, this area is experiencing significant growth – both residential and commercial,” Fenske said.

Orlando Health is a not-for-profit healthcare organization headquartered in Orlando. With more than 3,888 beds, the organization operates a network of hospitals and care facilities throughout central Florida. 

Another Broken Egg Cafe serves breakfast, brunch and lunch and has more than 90 locations in 16 states. Encore Nails is staffed by nail technicians who provide a wide range of grooming services.
