8,450 SF infill property just off US-41 and steps from the Rosemary District changes hands, highlighting continued demand in Sarasota’s urban core.

SVN Commercial Advisory Group (SVN CAG) is proud to share the closing of 1093 Central Avenue, a prime redevelopment site in Sarasota’s urban core, for $1,800,000. The 8,450-square-foot building sits on approximately half an acre in one of the city’s most active growth corridors. Read about it in Business Observer.

Larry Starr, Executive Director, and Hannah Starr, Associate Advisor, both with SVN Commercial Advisory Group, represented the buyer in the transaction.

Positioned just off US-41 within one minute of downtown Sarasota and steps from the Rosemary District, the property sits at the center of a rapidly evolving urban neighborhood surrounded by a wave of more than a dozen new residential, hospitality, and mixed-use developments along Fruitville Road, 10th Street, and the Boulevard of the Arts corridor.

The site is zoned ILW (Industrial, Light Warehousing) with a future land use designation of Urban Mixed Use, offering broad development flexibility. Its location within a designated Opportunity Zone further positions it as a compelling vehicle for long-term investment, with significant available tax incentives.

“This property sits at the intersection of accessibility and opportunity in one of Sarasota’s most dynamic and rapidly evolving areas,” said Larry Starr. “Situated on half an acre in a dynamic area of ongoing development and positioned just off US-41, it is only a minute from the heart of downtown Sarasota and steps from the trendy and rapidly evolving Rosemary District, offering unparalleled convenience, access, and long-term redevelopment value.”

“This closing reflects what we continue to see across Sarasota’s urban core — strong demand for well-positioned assets where proximity, redevelopment potential, and Opportunity Zone benefits converge,” added Hannah Starr.

At a recent Downtown Improvement District Board of Directors meeting, the Sarasota Downtown Condominium Association (SDCA) reported that downtown Sarasota and the Rosemary District are home to roughly 22% of the city’s entire population within just 1.8 square miles — and account for approximately 60% of Sarasota’s population growth over the last decade. In addition, the SDCA noted that the city’s full-time population has grown approximately 6.3% over the past four years, with projections of up to 10% additional growth in the next five to six years (as of December 2025), and that nearly 1,000 multifamily residential units are currently under development in the downtown district alone.
