9,441-SF Fully Renovated Building Sold with Adjacent Duplex Parcel, Adding 10,000 SF of Expansion Land
SVN Commercial Advisory Group (SVN CAG) is proud to have brokered the $3.6 million sale of 2030 Bee Ridge Road in Sarasota — achieving 100% of the property’s list price in the transaction. The sale included a 9,441-square-foot fully renovated commercial office building on one of central Sarasota’s most traveled corridors. The transaction also included an adjacent duplex parcel with the same CGD (General Commercial District) zoning, delivering an additional 10,000 square feet of land for expansion, parking, or a second building. The deal, which closed on April 29th, carried an unusual dynamic unrelated to the property itself: the acquiring entity represented plaintiffs in a separate legal matter, while the seller’s principals were on the defense side — an ironic pairing that ultimately brought the deal full circle.
The seller, 2030 Bee Ridge LLC, was represented by Mike Migone, CCIM, Senior Investment Advisor, and Ryan McDonald, Advisor, both of SVN Commercial Advisory Group. The buyer, Suncoast Empire Properties, LLC — an entity affiliated with Alex Dell, founding attorney of the Law Firm of Alex Dell, with offices in Sarasota and New York state — was represented by Susan Goldstein of MSC Commercial. The firm will use the property as a professional office.
The building, constructed in 1987 and fully remodeled in 2001, features a new roof (2024), updated interiors, and a resurfaced parking lot. It is configured as two divisible suites — a 7,150-square-foot Unit A and a 2,292-square-foot Unit B with covered parking. The adjacent duplex parcel, which could not be sold separately, adds rare long-term flexibility in a supply-constrained market.
“The buyer got more than a turnkey office building,” said Mike Migone, CCIM. “The adjacent duplex delivers immediate income with a path to full-site redevelopment down the road. In a market where well-located commercial land is increasingly difficult to find, that kind of optionality is rare.”
