Representing both the buyer and the seller, Mike Migone, CCIM of SVN | Commercial Advisory Group managed the $8.4M sale of the 22 acre development site located at Highway 41 and Cranberry Rd, Port Charlotte, FL 33953. Situated between Racetrac and Kia of Port Charlotte, this site presents an exciting development opportunity for the buyer, LIV Development, a leading multifamily developer, who is scheduled to break ground in February 2024.

With Charlotte County among the nation’s fastest growing metro areas and North Port breaking into the top 10 for fastest growing cities in the U.S., this site presented a perfect opportunity for developers to meet the needs of the growing community.

Livano Charlotte Harbor, a 333-unit multifamily community, will provide residents with a top-of-market, luxury living experience with convenient access to not only the communities of North Port and Port Charlotte, but also Sarasota, Fort Myers, and Tampa via Tamiami Trail and nearby I-75. The project will consist of seven four-story, elevator-serviced buildings as well as an integrated clubhouse featuring leasing offices, fitness center, co-working space, coffee bar, and more. Outdoor amenities will include fire pits, grilling stations, kayak/paddleboard storage, and a resort-style pool overlooking a large retention pond. Additionally, an enhanced pet center on the property will provide an outdoor pet center, doggie day care, grooming, and bathing stations.

Delivery of the first units is expected in April 2025. The remaining 9 acres of the site will be developed for commercial tenants who will serve the growing community.

With a strong understanding of this site’s potential and opportunities, Migone was able to secure an accredited buyer who will serve the local community’s needs for growth and development.
