Florida’s Gulf Coast continues to attract new residents, and Sarasota and Manatee counties are among the strongest examples of that growth.
According to the latest U.S. Census Bureau estimates, the two counties added a combined 114,439 residents between April 2020 and July 2025. Together, Sarasota and Manatee counties now have an estimated population of 948,158—bringing the regional market closer to one million residents.
Manatee County Leads the Region in Growth
Manatee County’s population increased from an April 2020 estimate base of 399,711 residents to 468,200 as of July 1, 2025. That represents growth of 17.1%, or 68,489 additional residents, in just over five years.
The effects of this expansion are visible across communities including Lakewood Ranch, Bradenton, Parrish, Palmetto and areas along the Interstate 75 corridor. Continued residential and commercial development is changing where people live, shop, work and obtain services throughout the county.
Sarasota County Continues Its Steady Expansion
Sarasota County grew from an April 2020 estimate base of 434,008 residents to 479,958 as of July 1, 2025. That represents an increase of 10.6%, or 45,950 residents.
Growth and development extend beyond the City of Sarasota into communities such as North Port, Venice, Wellen Park and areas east of Interstate 75. As these areas expand, they are creating new considerations for housing, infrastructure and commercial services.
Outpacing Florida’s Already-Strong Growth
Florida’s population reached an estimated 23.46 million in 2025, an increase of 8.9% from its April 2020 estimate base.
Both Sarasota and Manatee counties grew faster than the state during the same period. Manatee County’s 17.1% growth rate was nearly twice Florida’s statewide rate, while Sarasota County exceeded it with growth of 10.6%.

What Population Growth Means for Commercial Real Estate
Population growth is more than a demographic trend. New residents contribute to demand for housing, goods, services, employment and infrastructure—creating potential opportunities across multiple commercial real estate sectors.

A growing population expands the customer base for grocery stores, restaurants, entertainment venues and service-oriented businesses.
Retail development frequently follows residential growth, particularly in expanding communities where the supply of nearby stores and services may not yet reflect the number of new households.
For retailers, restaurants and developers, understanding where population growth is occurring can help identify underserved trade areas and emerging commercial corridors.
Medical Office and Healthcare
Healthcare is another sector positioned to be influenced by the region’s population growth and demographic composition.
Residents age 65 and older account for 38.8% of Sarasota County’s population and 29.4% of Manatee County’s population, according to the Census Bureau. At the same time, continued in-migration is expanding the overall number of residents requiring medical care.
These trends may support demand for medical offices, outpatient facilities, urgent care centers, senior services and other healthcare-related properties.
Industrial and Distribution
More residents also mean more products, construction activity and services moving through the region.
Population growth can contribute to demand for last-mile distribution facilities, building suppliers, contractors, service businesses and light industrial space. Properties with convenient access to Interstate 75 and major population centers may become increasingly important as companies work to serve a larger regional customer base.
Multifamily Housing
An expanding population creates an ongoing need for housing at a range of price points.
Multifamily properties can help accommodate new workers, young professionals, seasonal residents, retirees and households that are not ready or able to purchase a home. However, opportunities will vary by location and should be evaluated alongside construction activity, rental rates, occupancy and the existing development pipeline.
Office and Professional Services
A larger population can also support demand for financial services, real estate, insurance, legal services and other professional businesses.
Office requirements continue to evolve, but well-located properties that offer the right size, accessibility and amenities may benefit from the region’s expanding population and business base.
Development Land
As residential communities expand, demand often follows for neighborhood retail, healthcare, education, storage, hospitality and other supporting uses.
Well-positioned land in the path of growth may present opportunities for investors and developers who carefully evaluate zoning, infrastructure, accessibility, demographics and future development plans.
A Regional Market Approaching One Million Residents
Sarasota and Manatee counties function as an increasingly connected regional market. Residents regularly cross county lines for employment, healthcare, shopping, dining, education and recreation.
With a combined population of more than 948,000, the two-county area offers businesses and investors access to a substantial—and still expanding—consumer base.
Population growth alone does not guarantee the success of a property, business or development. Location, access, zoning, infrastructure, competition, supply and site-specific demand remain critical considerations.
However, sustained population gains provide an important foundation for continued commercial real estate activity.
