Six commercial properties, nine buildings, one portfolio – $76M listing secured by SVN along Fruitville Road and Cattlemen Road in Sarasota Business District


Gail Bowden, Senior Investment Advisor with SVN | Commercial Advisory Group, has listed a six commercial property portfolio in Sarasota worth $76.8 million. All the properties lie within a one-mile radius. The portfolio includes nine buildings totaling nearly 333,000 square feet.

Situated in thriving business hubs with high occupancy, the properties run along the Cattlemen Road and Fruitville Road area of Sarasota – convenient to both Lakewood Ranch and downtown Sarasota.

“Current occupancy for these buildings is 95 percent, which is outstanding,” said Bowden, who represents the sellers. “Each property is well-maintained and professional managed. The tenants are a good mix of national, regional, and local tenants – all very solid.”

Qualified buyers can assume the loan at 3.25 percent.

The portfolio’s flagship property is a two-building complex at 2601 Cattlemen Road, listing for $27.56 million. Part of the busy Live Oak Corporate Center, the buildings contain 97,592 square feet on land that spans more than 11 acres.

“These are some beautiful professional buildings,” said Bowden. “They’re nestled in a park-like environment. And since they’re largely occupied already, there’s no great pressure to locate a block of tenants right after the sale. It’s just a great opportunity.”

Another premier offering in this portfolio is the $21.5 million Paramount Drive property in the Osprey Commerce Center. Its 85,686 square feet space include such amenities as a gym and lounge.
