Multi-location dentistry practice to occupy property;

Sarasota, Fla. (August 10, 2022) – Two advisors from SVN Commercial Advisory Group have managed the sale of a former PNC Bank building in the bustling Lakewood Ranch area of Manatee County. The property, which contains 3,400 square feet, sold for nearly $2.2 million and will house a sedation dentistry office.
Coordinating the deal, which closed Aug.5, were Associate Advisor Jake LaFemina and Executive Director Larry Starr.
“This is a nice addition to the Lakewood Ranch community,” LaFemina said. “A lot is going on: Families are moving here from all over. Having a family dentist is a huge plus for the community.”
Lakewood Ranch is a planned community of about 31,000 acres in Manatee and Sarasota Counties containing more than 12,000 residents. For LaFemina, this deal has a personal aspect to it: He grew up in Lakewood Ranch and remembers driving past the PNC Bank building many times in his younger days.
“I’m glad this worked out so well, and that both parties are happy with it,” he said. “There aren’t many empty commercial properties available in Lakewood Ranch, so we were fortunate to have this one on the market.”
The purchase of a bank facility by a medical business is part of an observable trend, LaFemina added.
“As many people do more and more of their banking online, there’s less need for buildings customers can visit,” he said. “Many bank branches are limiting some locations and offering a higher level of virtual services. Other businesses, including medical practices, are always going to need physical facilities.”
