SVN Commercial Advisory Group coordinates 1.25-million-dollar sale of Tanglewood Square Medical Office
BRADENTON, Fla. (March 8, 2018) — Senior investment advisor Angela Varga of SVN Commercial Real Estate Advisors coordinated the sale of Tanglewood Square, a medical office building at 2225 59th St. West in Bradenton. The building, owned by Drs. Robert J. Klement and Irving I. Zamikoff, is a multitenant property located near Blake Medical Center. The doctors had been sole owners of the property since they had it built in 1990. The selling price was $1.25 million.
Albatross Rental Properties, LLC, purchased the property to operate Westside Medical Care.
The Right Fit
Current tenants are Lawrence C. Hasara, M.D., and J. Robert Hynton, D.M.D., P.A., who collectively occupy nearly half of the 7,000-square-foot space. The buyer intends to renovate the remaining 3,700 square feet for a physician’s practice.
“This property was not on the market for sale,” said Varga, who specializes in professional and medical buildings. “When the buyer contacted me about potential medical properties that could fit a day-to-day practice — plus have monthly income from existing tenants — I contacted my clients who had the perfect opportunity.
“It was the right fit for both buyer and seller.”
The transaction closed on Feb. 28.
