Sarasota industrial building sells for $3.3 million | Herald Tribune (Online), January 23, 2018

Mixed-Use Industrial Property Sold by Mike Migone, CCIM

SARASOTA — A mixed-use industrial building here just sold for $3.31 million.

Industrial Boulevard LLC, a Sarasota company managed by Gary D. Green, acquired the 92,500-square-foot property at 2210-2230 Industrial Blvd. in Sarasota.

Tenants at the complex include Drum Circle Distilling, AVS Solutions, Resource 1, Valin Tech and Dreamscreens, according to Mike Migone, senior investment adviser at SVN Commercial Advisory Group, who represented the buyer.

“The buyer purchased with the intent to enhance and update the property, providing value to current and future tenants,” Migone said in a news release.

The 4.2-acre property and the building constructed in 1980 were listed for $4 million as 100 percent occupied.

Seller TAC LLC, a Sarasota company managed by Harvey Vengroff and Robert Barnett, bought the complex in 1999 for $3.8 million, property records show.

Stan Rutstein at Remax Alliance Group represented the seller.

In a separate transaction, a one-story office building at 1727 Second St., Sarasota, recently sold for $1.08 million.

The 5,266-square-foot building, built in 1988, was listed earlier for $1.32 million, county records show.

The buyer, Club 50 LLC, is managed by Keefe C. Fugleberg and Lisa Titterud, the co-founders of the Fyzical Therapy & Balance Centers.

The seller was Regina Investments of Canton LLC, managed by William E. North Sr. of Sarasota.

Dawn FitzGerald of Hembree & Associates Inc. represented the seller, and Migone represented the buyer.
